Starting the Homebuying Search the Right Way
Most homebuyers start the process of homebuying by looking at properties. Buyers want to get a "feel" of the areas and properties they may want to buy. If you're like most buyers, you'll probably drive around areas where you may want to consider Jiving. You'll stop into open houses. You may call on some ads, just to see where the properties are located. Now, it's okay to get some background education that way. But, stop there. Don't zero in on your home search and find the home of your dreams, without first choosing your real estate agent. That's the biggest mistake buyers make in the whole buying process. They focus on finding a property, not finding an agent. They look on their own for properties, find one, and buy it from whatever real estate licensee is available. They don't know they need an agent who's right for them. They think all agents are alike. When a buyer chooses a home and lets any agent sell it to him, that buyer is asking for trouble. Real estate agents can range from the consummate professional to the incompetent-or untrustworthy.

Since almost 90 percent of buyers use the assistance of a real estate agent in purchasing a home, chances are you'll be working with agent, too, at! some point. To avoid living a homebuying horror story and ensure you have a pleasant buying experience, do two things:

1. Make choosing the agent as important as choosing the property.

2. Choose your real estate agent very early in your buying process.
